The Parking Premium

If your urban property has dedicated parking, put it in your listing title. "Downtown 2BR with Private Parking" outperforms "Downtown 2BR" by a significant margin in any city where parking is expensive or scarce. Parking in cities like San Francisco, NYC, or Chicago can justify a $20-40/night premium on its own.

What to skip: Outdoor fire pits and grills (most urban properties don't have the space or the HOA approval), elaborate outdoor setups (your selling point is location, not the patio), and niche amenities like fishing gear or ski racks.

Guests in rural settings are more forgiving of rustic character but less forgiving of things that don't work.

Luxury / Boutique Properties
